01 概述

术语:

1. Inventory: Active Listings + Pending Listings
2. Months’ supply: Inventory / average monthly sales for past 6 month
3. Pending Listings – 签约数量， 现有已签约还未过户的房屋总数。
4. Median List Price – 中位标价
5. Detached 独立屋
6. Attached – 联排屋
7. Condo – 公寓
8. LM Median Sold Price – 上月中位售价
9. Weekly New Listings – 本周新上市
10. Weekly Sales – 本周销售
11. Weekly Inventory Changes

已经有几个星期没有更新了，请大家谅解。原因是我发现了我的模型中有两个定义错误。

 1. Inventory 在我以前的文章中定义为Active Listings. 在上今年Real Estate Agent所要求的CE课程时候，发现NAR的定义是Active Listings + Pending Listings. 也就是：

Inventory = Active Listings + Pending Listings.

2. Month’s Supply 

以前我没有进行明确的定义。NAR 的定义是：

Month’s supply = Inventory / Average monthly sales for past 6 months.

修改了模型中的定义，经过了几个星期的测试，基本稳定。今后的报告中将加入Inventory 和Month’s supply的相关数据。
